Who is behind the plans and who will be funding it?

The plans to redevelop Lewisham Shopping Centre have been proposed by FTSE-100 real estate developer Landsec, who have owned and operated the shopping centre for 20 years. The entirety of the development will be fully-funded by Landsec, with no Council involvement.

Will we lose a shopping centre?

No! Our plans include a new revamped shopping centre with lots of indoor space and plenty of seating. It will feature many of the shops you know and love, along with new choices to explore. To minimise disruption, the redevelopment will happen in phases, to allow the current shopping centre to stay open for as long as possible.

Will the market be forced to close?

No, the market outside Lewisham Shopping Centre will not close! Our plans do not include any changes to the market. In fact, Lewisham’s market will benefit from improved facilities as part of the High Street transformation project that the Council is undertaking.

What about the impact on local services, including GP surgeries and school places, as a result of the new homes?

We understand that adding 1,700 new homes may raise concerns about public services like GP surgeries and schools. We’re working with local providers to assess capacities and ensure services can meet demand. Our goal is to support and enhance these services for the whole community.

Why is there not a car park?

The redevelopment is car-free, following Greater London Authority policy to reduce car use and promote sustainable transport. With excellent transport links, the masterplan includes blue badge parking for disabled users and a pedestrian-friendly design to support walking, cycling, and public transport.

Why are you planning to build taller buildings as part of the development?

The taller buildings help maximise the site's potential to meet housing needs and fund community benefits like green spaces and public facilities. In a densely populated borough like Lewisham, taller buildings are essential to meet London Plan targets, especially in well-connected areas. We hope the wider benefits – more homes, community spaces, and shops – are recognised as positive for the area.

Will the green space get any light with the taller buildings?

Yes! The redevelopment includes over eight acres of green space, featuring a large park and wildflower meadow on top of the shopping centre. The taller buildings, ranging from 15 to 35 storeys, are strategically placed to ensure sunlight reaches these spaces, making them bright and enjoyable throughout the day.

When will the development be completed?

If planning permission is granted, work could begin in early 2026 and will be completed in phases over a 10-year period. Early highlights include a new street food market, inspired by the old Model Market, and a music venue, which will both be delivered in the first phase.

How did local people input into the project?

The plans submitted to Lewisham Council in October follow years of collaboration with the local community, including feedback from over 2,500 locals. We listened carefully to this and made several changes to the plans, such as adding new routes to improve accessibility, adjusting the height of some buildings, and refining design features to better meet the community’s needs.

We also created a dedicated design group called the Design Champions – made up of 16 local people who inputted into the project’s design from the very beginning.
